While this page focuses on the River Woods PayLease / Zego online payment option, please note that there are three ways to pay your Association fees:

  1. Check
    You may pay by personal check, cashier’s check, or money order.
  2. ACH (Auto Pay) – Recommended
    This is a free and convenient option available through the Association office. Payments are automatically debited from your bank account on the first business day of each month.
    Enrollment forms are included in your resale disclosure packet and are also available on the website under: Documents → ACH Authorization Form.
  3. PayLease / Zego (Online Payments)
    This is a third-party online payment service that owners set up and manage independently. Please note that processing fees apply when using this option.

If you are looking for a simple and cost-effective method, the Free ACH is the best choice. Please contact the Association office if you need assistance enrolling or have any questions.

PayLease / Zego

As an added convenience for the Residents of River Woods Homeowners Association, payments are accepted via debit/credit card payments through a 3rd party vendor – Zego. This will allow you to make online payments for items such as your Association Dues and other miscellaneous fees that Homeowners are responsible for. To pay your balance due online, please follow the instructions below. Please note that PayLease/Zegos payments process in 3 to 6 business days. It is best to initiate the PayLease/Zego online payment by the 4th of the month to avoid a late fee. Monthly association fees as of 11/01/2025 are $364.00.

Using this service carries additional fees as follows:

Using a Credit Card: 3.74% (Total rounded to next $0.95 increment.)

Using a Debit: 7.42% (Total rounded to next $0.95 increment.)

Pay Using Checking Account via ACH: $3.15*

Calling PayLease & Make Phone Payment: $9.95**

NSF Fee: $30.00

Instructions

Please know that to begin using this option you will have to register before you are able to make payments. Please fill out the Registration Form completely as this will avoid any confusion when we process your payment. When creating a new account, you will need to provide specific information including your name, address, phone number, house number, email address and also create a password. The last field, which is of great importance, is the field labeled “Association”. In this field, you may type in the 3 letters that designate the River Woods HOA “RIV”, hit enter then click ‘Select’ for the River Woods HOA.

Once you create your account you will want to jot down the email address you used to set up your account as well as the password because you will need these two items to log in to the payment system in the future.

Because this is a third party payment program – managed by the homeowner – should you have any issues with creating an account, logging in, or any another other complications with the PayLease/Zego payment program, you must contact them directly for assistance.
